€4,500 for properties that exceed EU energy performance standards by at least 20%

In addition, qualifying buyers can combine these grants with existing incentives, such as:

A €10,000 first-time buyer grant
Stamp duty exemption on the first €200,000 of the property value

This creates a potential total benefit of up to €30,000, depending on the buyer’s status and the energy profile of the property.

The scheme applies to properties purchased between 1 January and 30 September 2025. Applications must be submitted through the Building and Construction Authority (BCA) portal once the sale is complete.

What Counts as a “Sustainable” Home?

The scheme defines energy-efficient homes through the Energy Performance Certificate (EPC) system. To qualify:

The EPC must indicate an energy consumption of 54kWh/m²/year or less
For Net Zero status, the home must show it produces more energy than it consumes, typically through integrated systems such as solar panels
EPCs must be issued by a BCA-certified energy assessor

Buyers are encouraged to review the EPC before committing to a purchase and should ensure that the certificate reflects the home’s final, completed state—especially for new builds or renovated properties.

What’s Less Obvious: Hidden Requirements and Conditions

While the scheme is designed to be accessible, there are several important details that are easy to overlook:

1. Primary Residence Requirement

The grant is intended for homes that will serve as main residences. Properties bought for rental investment or holiday use are not eligible.

2. Application Must Follow Final Sale

You can only apply after signing the final contract. Pre-purchase applications, even with preliminary EPCs, will be rejected.

3. Not All Properties Can Provide EPCs

Homes in Urban Conservation Areas (UCAs) or heritage zones may be exempt from full EPC obligations. Without a valid EPC, these homes do not qualify, even if they are energy efficient in practice.

4. Renovated or Converted Homes Need Updated EPCs

If you're buying a converted townhouse or upgraded shell property, the energy certificate must be based on the post-renovation condition. EPCs based on old plans or previous usage won’t be accepted.

5. Third-Country Nationals May Have Additional Requirements

Non-EU buyers may need to hold long-term residence status or an Acquisition of Immovable Property (AIP) permit. Simply owning the property does not automatically make one eligible for the grant.

6. Grant Disbursed Over Time

The total amount (€4,500 or €9,000) is paid in three annual instalments. Buyers must continue to live in and own the home during this period to receive the full amount.

7. Narrow Eligibility Window

Only homes purchased between 1 January and 30 September 2025 qualify—properties bought before or after this window are excluded.
